Ricca Capital provides a wide variety of association management services for condominiums and other residential buildings where units are individually owned surrounded by common areas and elements that are jointly owned. We take a customized approach with our condominium association clients, working with the board to understand your community and culture to develop a customized plan that meets the needs of owners. Unlike single family home management, condo boards have the added complexity and responsibility for oversight of common land and structures such as building exteriors, roofs and in-wall electrical and plumbing. Our management team has direct experience owning condos and have served on numerous boards. We know what it is like to be in your shoes and know what it takes to oversee a successful community.

Our services include but are not limited to routinely inspecting the property, supervising maintenance employees, ensuring contractors perform agreed upon work and enforcing master deed and bylaw restrictions. We provide superior accounting and bookkeeping services which is accessible online by all board members. If requested, Ricca Capital can also schedule and facilitate open board meetings for unit owners including creating agendas, taking meeting minutes, performing roll calls for votes and working with our legal team to file and properly record master deed and bylaw changes.
